Austin is expanding rapidly \u2014 and with it, so is the need for extra space. Over the past decade, the city\u2019s self storage sector has been on a major growth spree, adding nearly a third of its total inventory in just 10 years. Today, Austin offers 10 million rentable square feet of self storage<\/strong>, or over seven square feet per person, aligning with the national benchmark.<\/p>\n

This surge in supply is a direct response to consistent and evolving demand. While traditional self storage drivers<\/a> – such as downsizing, moving, or running a business – remain key factors, housing-related needs are playing an increasingly prominent role. Home prices in Austin have climbed sharply in recent years, now topping $600,000 – a stark increase that has pushed more residents into the rental market. Over the past two decades, the city\u2019s apartment sector has expanded 86%<\/a>, making it the 8th largest in the U.S., with approximately 135,000 rental units.<\/p>\n

At the same time, Austin\u2019s population is booming. The city is now home to more than 980,000 people, up 7% from a decade ago \u2013 more than double the growth rate of Houston (3%) and Dallas (2%). With more residents and smaller living spaces, it\u2019s no surprise that interest in self storage has surged 18% year-over-year in 2024<\/strong>, with over 8,900 monthly searches. Additionally, online searches for “downsizing” are among the highest in the nation.<\/p>\n

Fueled by strong demand, self storage construction in Austin surged over the last decade, with more than 3 million square feet delivered between 2015 and 2024<\/strong> \u2014 roughly a third of the city\u2019s total inventory.<\/p>\n
