For many Americans, the shift towards living in smaller homes is proving to be a bigger opportunity than ever before.<\/p>\n<p><iframe id=\"datawrapper-chart-P0L7t\" style=\"width: 0; min-width: 100% !important; border: none;\" title=\"Downsizing Gains and Key Metrics Across U.S. Cities\" src=\"https:\/\/datawrapper.dwcdn.net\/P0L7t\/1\/\" height=\"914\" frameborder=\"0\" scrolling=\"no\" aria-label=\"Table\" data-external=\"1\"><\/iframe><script type=\"text\/javascript\">window.addEventListener(\"message\",function(a){if(void 0!==a.data[\"datawrapper-height\"]){var e=document.querySelectorAll(\"iframe\");for(var t in a.data[\"datawrapper-height\"])for(var r,i=0;r=e[i];i++)if(r.contentWindow===a.source){var d=a.data[\"datawrapper-height\"][t]+\"px\";r.style.height=d}}});<\/script><\/p>\n<h2><span class=\"ez-toc-section\" id=\"Methodology\"><\/span>Methodology<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>This analysis was conducted by <a href=\"https:\/\/www.storagecafe.com\/\" target=\"_blank\" rel=\"noopener\">StorageCafe<\/a>, an online platform providing storage unit listings nationwide. For this report, we evaluated 90 of the country\u2019s largest urban areas and ranked them by a Downsizing Gains Index potential downsizing gains.<\/p>\n<p>To calculate this index, we calculated the equity unlocked by selling a four\u2013bedroom home and purchasing a two\u2013bedroom home in the same city.<\/p>\n<p>From the resulting equity, we subtracted the typical closing costs associated with both the sale and purchase transactions. Closing costs were estimated at 8% of the average value of a four\u2013bedroom home (selling) and 3% of the average value of a two\u2013bedroom home (buying).<\/p>\n<p>We also subtracted 10 years of self storage rent, based on each city\u2019s average street rates, to account for the practical needs of households moving into smaller homes.<\/p>\n<p>We factored in 10 years of property tax savings, reflecting the lower carrying costs of a smaller home.<\/p>\n<p>Property tax estimates were derived as follows:<\/p>\n<ul>\n<li>Median taxes for four\u2013bedroom homes were calculated by multiplying the median taxes across all properties by the ratio of four\u2013bedroom home values to all home values.<\/li>\n<li>Median taxes for two\u2013bedroom homes were also calculated by multiplying the median taxes across all properties by the ratio of two-bedroom homes to all home values.<\/li>\n<\/ul>\n<p>The 10\u2013 year savings were then calculated as the difference between the median taxes for four- and two-bedrooms homes two, multiplied by ten.<\/p>\n<p>We expressed net downsizing savings in two ways:<\/p>\n<ul>\n<li><strong>Dollar amount<\/strong> \u2013 the total cash freed by moving from a four\u2013bedroom to a two\u2013bedroom home.<\/li>\n<li><strong>Downsizing Gains Index (relative measure)<\/strong> \u2013 the gains as a share of an average home\u2019s value in each market, to show the scale of gains in the local context.<\/li>\n<\/ul>\n<p>Cities were ranked according to the Downsizing Gains Index, highlighting where downsizing delivers the greatest benefits compared to local housing costs.<\/p>\n<p>Home value data was sourced from <a href=\"https:\/\/www.zillow.com\/research\/about-us\/\" target=\"_blank\" rel=\"noopener\">Zillow<\/a> (July 2025 data set) while tax data came from the U.S. Census Bureau (2024 data set).<\/p>\n<p>Self storage data was provided by StorageCafe\u2019s sister division, <a href=\"https:\/\/www.yardimatrix.com\/\" target=\"_blank\" rel=\"noopener\">Yardi Matrix<\/a>, a comprehensive business development and asset management tool serving brokers, sponsors, banks, and equity sources across multifamily, office, industrial and self storage sectors.<\/p>\n<h2><span class=\"ez-toc-section\" id=\"Fair-use-and-distribution\"><\/span>Fair use and distribution<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>This study serves as a resource for the general public on issues of common interest and should not be regarded as investment advice.
