If I could give zero (or negative) stars, I would. My wife and I had an incredibly disappointing experience with New Horizons Self Storage in Souderton. We rented a unit for many years and the price continued to increase. By the end, we were paying $125+/month for a 10x10 unit. Recently, when we went to get some things from the unit, we discovered a leak from the ceiling above our unit. The facility was clearly aware of the issue, as they placed a tarp and several buckets with black sludge above our unit. Over time, the tarp became completely waterlogged and moldy, causing significant damage to our belongings—totaling around $2,000 to $2,500 in losses. I have attached pictures so you can see the complete negligence demonstrated by the owners /operators of the facility. What’s worse, the facility never notified us about the leak. Had they done so, we would have gladly moved our items to an open unit, as there were plenty of them within the facility. Instead, they tried to cover it up and ignored our concerns. When we reached out to customer service to understand our options, we were met with dismissive responses and eventually hung up on. From that point on, they wouldn't answer our calls. They even went as far as shutting off the lights while we were moving our belongings out. This experience was incredibly frustrating and disappointing. I only rented for 1 full month for the following reasons: There is only one loading dock, so one car at a time can pull up to load/unload. They do not reply to any emails or texts, you can only call and the customer service person is extremely difficult, unreasonable and flat out rude. In my initial reservation email I was told to email proof of my renters insurance, which I did immediately, however the $32 fee was still added to my account. When I called I was told that it needed to be a physical dropped off at the office. Even after I did that, the same day, I was still charged for the entire month because I did not provide the proof at time of signing lease. After I paid that fee, my account again showed the insurance fee. I called again to ask why it was not removed and was told that I would not be charged next month, again very rudely. I decided to terminate my lease and they charged me $32 again, less than 2 weeks later, as soon as they received my termination notice. This is after they assured me I would not be charged, even though I could clearly see the balance on my account was still $32. I do not expect to get a refund and I would suggest that no one deal with this company that does not stand by the wording in their own emails, does not communicate, does not notify that charges are coming and does not value their customers. Nice facility and good storage units. Clean, well lit, and maintained. Access to your unit is ALWAYS a fight though. Always. Minumum 10-15 minutes and multiple requests to get into the building (self storage, NOT self access) - if they let you in at all. Customer service is deplorable (they will straight out lie to you) and if access is an inconvenience to whomever controls the doors, you're not getting in (try again another day).
