Predatory Price Increases. Absolutely insane. $110 -> $249 in 12 months. I rented a 10x10 unit starting around April 2024. After all fees and monthly insurance, my rent came out to roughly $110 a month. A great deal in my opinion and as-advertised on the website. However, every few months Public Storage increased my rent. First it went to ~$145, then $188, and now $249 per month in April 2025 - just 12 months later. I talked to an incredibly helpful guy who worked at the location, and he confirmed that yes, Public Storage does (predatory) increased pricing as a normal business practice. (Note: He did not explicitly use the word predatory and from my perspective danced around implying the practices were predatory or price gouging. However, it was easy to read between the lines. That specific word aside, the conversation went exactly as described). He put in a request to corporate to delay my monthly increase (from $188 to $249), and corporate auto-responded and delayed the increase for 90 days. Or so they said. My $188 payment previously was the grand total payment - which included my monthly $15 insurance fee. Instead of reverting back to the old payment, corporate updated my monthly payment to $234, gave me a -$46 credit (bringing the base amount to $188), and then added the $15 insurance on top of that. So my "reverted" rent they are now taking an additional $15, $203 instead of $188. And my monthly payment again goes up to $249 in 90 days. Here's the kicker. The 10x10 rental price on the website is still around $115 (ish) per month. I asked the guy at the desk if this was normal - can I just rent another unit down the hall, move my stuff, and pay the new rate? He confirmed yes, that's entirely possible, this is common for renters to do, and even voluntarily advised me on how to go about it. He advised me how to line up my move-in move-out dates and avoid a new-lock fee. It was abundantly clear he knew the ropes, this was typical, and was the 1,000th time he had this discussion with a customer. He did so eagerly without my prompting. I was both extremely appreciative and angry that corporate does this for all customers. This is insane. It's immoral, predatory, and frankly disgusting. The locations are managed by people who - however nice and helpful they are - have no part in the corporate structure or larger business that makes these decisions. Customers are cut off from any ability to speak to people who push these price increases. I looked it up and this is completely legal for these companies to do. None the less, I'm going to be filing a complaint with the Attorney General of Virginia Consumer Protection, and the Better Business Bureau. If my experience is even remotely like anyone else's, I'm appalled that Public Storage - this location in particular - has hundreds of 5-star reviews. Are they pushing fake reviews, or having customers make reviews immediately before these predatory price increases? I'm stunned that Public Storage hasn't been dragged into court over these business practices. But people who don't have the ability to buy a house big enough to hold their stuff don't have enough money to take anyone or any entity to court. And Public Storage is unapologetically taking advantage of them. It's legal. It’s abhorrent. And I'll never do business with them again. Edit/Update: Keeping this short because of character limits. Property manager called me the next day. Offered price decreases, I held my ground on principle saying "the review stays". I talked to the District Manager a few days after. Notable points: 1. She asked me what I thought I should pay, I said the price on the website. Presumably that is the market value, obviously not counting any '50% off the first month' deals. She said she couldn't do that, that price was to attract new customers. (Paraphrasing). 2. *** Most Important: Amidst my price changes, to get on the same page she said "Ok, let me check the system to see when your next scheduled price increase is." Next. Scheduled. My name is Fariba and I have used this branch of Public Storage for a while now. I have been to other branches and other storage companies, but the main reason I kept continuing using this facility is only the professionalism of its property manager Mr. Yusuf. Mr. Yusuf is always supportive and helpful with all the needs. He is very understanding of the situations of the customers, and always been ready to help. As all know, using a storage unit and keep moving your stuff from home to another place is difficult, and Mr. Yusuf always try to make it easier, by all the means he has available. He tries to make himself available through phone, and help you when you need him, so you dont have to take so many trips and travel to office too much. He is one of the best sources to answer your questions, as he takes time to explain everything in detail and honestly for you.
